FAQs About Blue Moose Land
Are you a real estate agent? Will you show me the property?
No, we’re not realtors, but we are the legal owners of all of these properties, and we do provide all the information we have about the properties, including GPS coordinates.
You can contact us to ask questions or the county to clarify or confirm information. You can search online for additional pictures/views, local attractions, reviews, nearby properties, etc.
You are welcome to visit the property on your own if you like.
Why should I buy from you instead of a real estate agent?
Real estate agents usually charge a percentage of the purchase price as a fee. We eliminate that expense, saving you money. Plus we’re pretty nice people who you’ll enjoy working with.
Do you own the land on this website?
Absolutely! We own each property and have filed all necessary documentation to the county to record that ownership. During your own due diligence, you might find that the latest recorded property deed still shows a previous owner’s name. This can happen if the county has not yet recorded a deed that we have filed. But the county will catch up in time. They’ll see that the property was purchased by Blue Moose and your deed will follow that.
How does your money-back guarantee work?
If for any reason within 100 days of closing you do not love the property you got from us, you can return the property to us and we’ll refund all of the money you paid for the property or we’ll work with you to find another property that better suits your needs. If you decide to go with a different property, all money you invested in the first property will immediately transfer to the new property.
FAQs About the Properties
How can I find out about land use or building regulations?
We provide information to the best of our knowledge about zoning & land use for each property. We also encourage you to do your own research. The best way to get the most accurate information is to contact the county planning & zoning department where the property is located. They can tell you exactly how a property can be used and what can be built on the property. They’ll need the APN which you can get from our listing page.
Does the property have utilities?
If it does, we include that in the property listing. If you don’t see that info on the page, then we’re not aware of utilities on the property. We recommend you contact the county assessor to confirm or clarify. They’ll need the APN which you can get from our listing page.
Are there any liens or back taxes on the properties?
We perform our own due diligence before we acquire properties for our inventory and in that process, we’re able to resolve outstanding liens and back taxes. Still, we encourage you to do your own due diligence before you buy.
How much are property taxes?
Property taxes vary, but since most of our properties are raw, undeveloped land, the county generally assesses taxes at a very low rate. We provide the current tax info for any property you’re interested in.
Can I visit/inspect the property before I purchase it?
Yes, you can, all of our properties are open and accessible. We provide a link to the Google Maps site and you can get directions there. We provide GPS coordinates that you can enter into your smart phone or car navigation system. Just know your property isn’t “locked in” until we receive your down payment. If you’re truly interested in a property and plan to visit before you finalize your purchase, you can make a down payment first to prevent someone else from buying it before you. The down payment is fully refundable if you decide not to invest after you visit the property.
FAQs About the Purchase Process
Do I need an attorney or real estate agent?
That’s up to you. Our buying process is pretty straightforward and the documents we use are generally easy to understand. However, if you’re more comfortable having an attorney review the documents, we encourage you to do that.
Do I need title insurance?
That’s at your discretion. You’re free to purchase title insurance at your own expense.
Do I need a property survey?
This is also up to you. You’re free to have the property surveyed at your own expense.
Do you offer owner financing? How do I apply and get approved?
Yes, we offer financing, and we don’t have an application process, credit checks, extra documentation, or other qualifications. You’re pre-approved automatically. We also don’t charge interest. To get started, just click the “Invest Now” button on the property you want, pay the down payment, and we’ll set up a monthly payment with payments on the date of your choosing from the bank account of your choice. You can check your balance, make extra payments, and pay off the property early, if you like.
How long does it take to close on a property after I make my down payment?
The entire process takes about 7-10 days. When we receive your down payment, we’ll email a link for you to digitally sign the forms. The forms include a Land Contract, Promissory Note, and Purchase Sale Agreement. Once you sign the documents, we’ll set up the automatic payments. Start enjoying your land!
If I use your owner financing, when will I receive the deed to the land?
After we receive your final payment, you own the property! We’ll sign, notarize, and file the deed in your name. We’ll email a copy to you, and the county will mail you the original recorded deed for your files.
What payment methods do you accept?
We accept credit cards, wire transfers, checks, Venmo, Zelle, and just about any payment method. If you want to spread out your investment, use our easy zero-interest payment plan. We’ll set you up in our system to send you payment reminders on the day you choose and track your payments and balance (which you can check anytime).
What other fees might I see?
If you purchase the property outright (paid in full), you will have no other costs/fees to buy your land other than the price of the land.
For sales on terms (owner financing), you will pay the down payment along with a $199 nonrefundable documentation fee. Each payment will also include a small processing fee and prorated property taxes and HOA/POA fees (if any).
What happens if I miss a payment?
We have a 30-day grace period before voiding the contract, but if you contact us before your payment due date, we’ll be happy to try to reach an alternative arrangement.
When can I start using the property, if I use your owner-financing?
As soon as we receive your down payment and set up your payment plan. While using the land, be sure to follow all county laws and HOA/POA rules, if applicable, and keep up with your payments. We don’t allow any permanent building on the property until it’s fully paid off. We are open to discussing other property improvements.

I'm still trying to decide. Can you hold a property for me?
Properties are sold on a first-come, first-served basis. When you’re ready to purchase, just click the “Invest Now” button to submit your down-payment. If you have questions, please call or email. This makes it fair to all who might be interested in the property. If you’re truly interested in a property and just not ready to commit yet, you can make a down payment first to prevent someone else from buying it before you. The down payment is fully refundable or transferrable to another property.
Would you be interested in buying my vacant land?
If you have a property you’d like to sell, reach out to us and we’ll get back to you with an offer. If you agree to the offer, the closing process is very simple. We do our due diligence and gather info on the property then send you a deed to sign and notarize. You sign and return it, and we send you a check. That’s all there is to it!
Is there anything else I need to know?
